2025 Mesa del Sol Real Estate Market Trends

The real estate market in Mesa del Sol has adjusted noticeably in the first four months of 2025 compared to the same period in 2024.  According to data from the Multiple Listing Service, both the average and median home prices have seen a moderate decline, while days on market have ticked upward, signs of a market finding its footing after several years of growth.

From January through mid May 2025, the average sales price fell to $424,967, down from $452,041 during the same stretch in 2024.  This represents a 6% decrease, indicating a shift toward more buyer-friendly pricing. Similarly, the median sales price dropped from $447,433 in early 2024 to $429,995 in early 2025, a 3.9% decrease.

The average days on the market also increased from 43 days in early 2024 to 52 days in early 2025, a 21% rise.  This longer selling window suggests a more deliberate pace in the marketplace, where buyers have time to evaluate their options and sellers must be more competitive with pricing and presentation.

These numbers reflect a market that is correcting after a period of rapid appreciation.  Mesa del Sol is still active, but buyers and sellers alike are adapting to more normalized conditions.  For buyers, it’s an opportunity to enter a master-planned community without the intensity of last year’s more favorable seller’s market.  For sellers, strategic pricing and experienced guidance are more important than ever.
