The History of Mesa del Sol

Early Foundations: From Desert Land to Urban Vision

The history of Mesa del Sol begins long before its groundbreaking as a master-planned community.  Located in southeastern Albuquerque, the land that would eventually become Mesa del Sol was once part of a wide, arid mesa with deep cultural and environmental significance.  For centuries, Native American groups inhabited and traveled through the region, leaving behind archaeological sites and evidence of early agricultural practices.

By the 20th century, this area was largely undeveloped, with much of the land under federal and private ownership.  It wasn’t until the early 2000s that the vision for a new kind of community began to take shape, one that would combine sustainable urban planning with economic development.

The Launch: Public-Private Partnerships Drive Planning

Mesa del Sol officially emerged as a development concept in the early 2000s, with the City of Albuquerque, the State of New Mexico, and Forest City Enterprises working together in a public-private partnership.  The project aimed to create a large-scale, mixed-use development that would eventually support 100,000 residents and tens of thousands of jobs.

The plan was ambitious. At over 12,000 acres, Mesa del Sol was designed to include residential neighborhoods, office parks, retail spaces, schools, parks, and even its own power and water infrastructure.  One of the project’s early guiding principles was sustainability.  The goal was to create a walkable community that minimized environmental impact and supported long-term economic growth.

A Focus on Sustainability and Innovation

Mesa del Sol was one of the first major developments in the region to fully embrace sustainable urban planning.  Developers incorporated green building standards, energy-efficient designs, and low-impact landscaping.  Solar energy played a major role, with the community integrating solar panels and systems to reduce dependency on traditional power sources.

Street layouts were designed to promote walkability and reduce car dependence.  Parks and open spaces were integrated into neighborhood plans to encourage community interaction and outdoor activities.  The innovation extended to water conservation strategies, which included native plants and irrigation systems tailored to the local climate.

Strategic Economic Development and Job Creation

Economic development was a central pillar of the Mesa del Sol blueprint.  The community was envisioned not just as a place to live, but as a place to work and innovate.  One of the first major tenants was Netflix, which acquired ABQ Studios (formerly Albuquerque Studios) located within Mesa del Sol.  This brought national attention to the project and helped anchor its long-term economic potential.

In addition to film production, the area attracted technology firms, research companies, and educational institutions.  Mesa del Sol aimed to become a regional center for job growth, appealing to industries ranging from renewable energy to digital media.

Setbacks and Resilience in a Changing Economy

Despite its promising start, Mesa del Sol faced several challenges, particularly during and after the 2008 financial crisis.  The economic downturn led to a slowdown in housing development, and Forest City eventually pulled back from its involvement.  Residential growth lagged behind projections, and some of the long-term infrastructure goals were delayed or revised.

Still, the community remained active.  Homes continued to be built, and companies such as Netflix and Fidelity Investments expanded their presence.  The vision shifted from rapid large-scale development to incremental, sustainable growth.  Through changing market conditions, Mesa del Sol showed resilience by adapting its development model to new realities.

Mesa del Sol Today: A Work in Progress with Strong Foundations

Today, Mesa del Sol continues to evolve.  While it has not yet reached the full scope of its original plan, the community is steadily growing.  New homes are being built, businesses are expanding, and infrastructure continues to improve.  Its layout, rooted in smart growth principles, still appeals to those looking for a planned community with room to grow.

The area remains a key player in Albuquerque’s future.  With a strong foundation in sustainability, innovation, and economic diversification, Mesa del Sol represents both the challenges and opportunities of large-scale development in the Southwest.  The continued presence of major employers and renewed interest in housing signals that the vision for Mesa del Sol is far from complete, but it is well underway.
